Sandy Bay House

Designed for a young single professional as a first home, this house demonstrates that a modest budget and house of a speculative nature does not have to compromise on style or environmental principles.

eco friendly building materials and architecture design

Situated on a small, remnant site in a prestigious neighbourhood, this house enjoys northerly orientation and spectacular views over the River Derwent but had an extremely tight predetermined building envelope, steep slope and difficult access.

The architectural solution was for a small but efficient footprint and simple form opening to the views and sun.  A sense of spaciousness is achieved through the high raked ceilings, simple volumes and flow of interconnected indoor/outdoor spaces.

A modular planning arrangement along an east-west axis and extensive northern windows maximise solar penetration and allow for a simple construction system.  Use of standard building materials working to standard sheet and timber sizes, standard windows and simple joinery minimise waste and maximise cost effectiveness.  Architectural expression is achieved through careful detailing and rigorous design.

Basic principles such as orientation, high insulation levels, double glazing, calculated window/ floor area ratios and eaves overhangs minimise energy consumption.

While raised off the ground to provide undercover access, minimise excavation and maximise the views, the house nestles sympathetically into the natural bushy setting.  The materials and colours selected sit in harmony with the context yet provide a visually strong and contemporary feel.
